You can also mention since they are non-polluting can be located near residential areas, also required skilled workers..so transportation facilities and amenities for workers should also be kept in mind.

Decent attempt, definition and examples in intro are fine..however land, labour will still be required..so you can’t say that no effect of any of these…resources/raw materials proximity is not required.
Factors mentioned are good. Try to include more examples..mention one in each point..for example in connectivity you can mention industries around Delhi NCR, aerospace industry around Bangalore can be mentioned in research centres proximity.

In intro you have mentioned not dependent on labour, can be avoided, as skilled workers are required. Further you have mentioned the opposite in the next part. Also mention that these are high value addition industries, small in size, non-polluting etc. Include examples- diamond industry, computer chips production, mobile manufacturing etc
In factors more than emphasizing on cheap labour, you can mention skilled labour..closer to hubs part is fine..you can include both those points in one, mention proximity to research centres, cheap land requirement, transportation facilities and amenities for workers etc as other points
